If you buy or refurbish a property, you want a lasting investment. Exclusive features and property size are considered upscale and can be an essential selling point. For instance, home automation, gas fireplace, designer kitchens, large bathrooms with double shower and jacuzzi, underfloor heating and premium materials are popular. Luxury areas within the property include a bar, cinema room, games room, a spa area, and a private security service.
High-quality finishes are reflected in the purchase price and contribute to the stability of the house value. It is however important that such finishes remain rather neutral. Exceptional fixtures, mural paintings, expensive curtain systems and curtains which appear tired are hardly considered attractive for resale. It makes no difference how high-quality these product are – taste is subjective.
Anyone who builds or rebuilds can create their own home according to their own tastes - but it is important that such taste issues can be changed later without much effort. It is advisable to use solutions which can be easily altered and are not costly to amend, especially when it comes to floorings, fittings and wall design. Often trends come and go and styles evolve. So interiors will probably need to be updated before sale. What really matters to the buyer are the ‘inner values’, such as quality insulation, building materials and concealed cables and pipes. These are expensive and can be complicated to update or repair.
It may also make sense to prepare your house for future energy and telecommunications technologies. Planning connections for air conditioning systems or preparing a separate chimney flue and stack for a fireplace are sensible choices. Such measures make a property very attractive for prospective buyers, who can invest in the finished product without having to worry about refurbishing and opening walls.
For the baby-boomer generation, the top of the list of priorities for many buyers is also the desire for flexibility: how can the layout be changed as you get older? Are doorways, bathrooms or stairs suitable for the elderly? Others want to prevent permanently rising electricity costs and therefore want solar systems on the roof.
